As a building and project consultancy, our clients hugely rely on our expertise to take the lead on statutory compliance, including planning consent, building regulations, building safety regulator applications, and advising on action to meet legal requirements, for example fire safety regulations and the highly demanding requirements of the Building Safety Act 2022.
Building Safety Act 2022
The Building Safety Act 2022, effective from 1st April 2023, addresses failures in building safety highlighted by the Grenfell Tower fire. Targeting high-rise residential buildings which are more than 18 metres, or 7 storeys with two or more units, the Act enforces stringent standards for design, construction, and maintenance to prioritise occupant safety and compliance.
BWP has extensive experience in this field, providing expert guidance to ensure clients meet their obligations under the legislation.
Building Safety Case Reporting
A Building Safety Case Report outlines the safety measures for high-rise residential buildings, identifying risks such as fire spread or structural failure and detailing how they are managed.
The Principal Accountable Person is responsible for preparing and updating this report to ensure ongoing compliance and occupant safety. BWP can assist PAPs throughout the process, offering expert guidance and support to develop comprehensive and compliant safety case reports.
Compartmentation & Fire Stopping
Compartmentation and fire stopping are critical for limiting the spread of fire and smoke within buildings, protecting occupants, and ensuring compliance with fire safety regulations.
BWP has extensive experience in assessing and implementing fire safety measures, providing expert guidance to help clients meet regulatory standards and enhance building safety.
Façade Remediation
Façade remediation projects are challenging, technically complex, and costly. Each façade and cladding system requires a tailored approach influenced by various factors, including the main structural form, building size and shape, insulation type, façade materials, combustibility ratings, fire safety measures, window and balcony detailing, and proximity to adjoining buildings or ignition sources such as car parks. Internal compartmentation and fire safety policies also play a critical role. BWP provides expert guidance throughout this process, offering bespoke solutions to address these complexities effectively and ensure compliance with safety standards.
Fire Doors
Fire doors are essential to effective compartmentation. Our surveys include detailed inspections of doors, frames, and seals to ensure compliance with British Standards and building regulations. Issues including damaged door leafs, missing intumescent strips, or faulty closers are identified and documented, supporting safety and regulatory adherence.
